Carriage House breaks ground as part of $160M transit-oriented redevelopment in downtown Patchogue

Construction has begun on The Carriage House, a $160 million mixed-use development in downtown Patchogue, Suffolk County. Governor Kathy Hochul announced the project, which aims to convert an underused site at 214 West Main Street into a residential and commercial area. The initiative is led by Nord Development Group and ACRE with support from an $8 million Long Island Investment Fund (LIIF) award.

The Carriage House will offer 262 new homes, including 53 affordable units. Of these, three units are designated for individuals with intellectual or developmental disabilities and another three for veterans. The development also includes significant infrastructure improvements intended to enhance local housing and transportation networks.

Governor Hochul stated, “The Carriage House represents exactly the kind of forward-looking investment that is keeping Long Island strong and growing. By combining affordable housing, infrastructure improvements and downtown revitalization, we’re helping communities like Patchogue create opportunities for working families while driving economic development. My administration is committed to ensuring every region of New York has the tools they need and deserve to build vibrant, inclusive places to live, work, and thrive.”

Empire State Development President, CEO and Commissioner Hope Knight added: “Expanding access to quality, affordable housing is central to creating stronger, more inclusive communities across New York. The Carriage House demonstrates how thoughtful public investment can turn underused properties into dynamic mixed-income developments that deliver lasting benefits for residents and businesses. Under Governor Hochul’s leadership, ESD is proud to support projects that advance both economic growth and housing opportunity.”

The project will consist of two five-story buildings totaling 455,000 square feet separated by the Patchogue River but connected by a new public riverwalk. Features include studio through two-bedroom apartments; ground-floor retail space; community office space; over 400 structured parking spaces; a solar array; reflective roofing; bike-share program; electric shuttle service linking residents with the Patchogue LIRR Station and downtown corridor.

Occupancy for the eastern building’s 108 units is expected in spring 2027 while the western building’s 154 units are scheduled for fall 2027 completion.

More than 310 construction jobs are anticipated during development along with five permanent positions once operational. The plan also involves cleaning up the Patchogue River as well as adding new public amenities through sewer and road upgrades.

State Senator Dean Murray commented: “This is another exciting step in the continuing revitalization of Downtown Patchogue and a perfect example of how the state can work together with local governments and local developers to help tackle the housing crisis. We have housing projects wrapping up on the east side of Patchogue and now this transformative project is starting on the west side of the village. These truly are exciting times in Patchogue and in the 3rd Senate District.”

Brookhaven Town Supervisor Daniel J. Panico said: “It is no secret that additional housing is needed and a diversity of housing choices provide our residents with opportunity, here in Patchogue Village… Accordingly I congratulate all those involved in this new redevelopment for providing that opportunity for others especially Joseph Rossi of Nord and Mayor Pontieri for their commitment…”

Suffolk County Executive Ed Romaine stated: “This project plays a key role in providing additional housing in Suffolk County that will bolster the local economy create jobs and most importantly continue to address the need for housing on Long Island…”

Village of Patchogue Mayor Paul V. Pontieri said: “The Carriage House is an example of how you take and develop housing that supports the entire community… Projects like Carriage House only happened with support of partners… In this case critical partner was State of New York & Governor Hochul.”

Long Island Regional Economic Development Council Co-Chairs Linda Armyn & Dr Kimberly Cline noted: “This groundbreaking is another milestone for Patchogue’s transformation & reflection Long Island’s commitment building communities where people all incomes can live succeed…”

Association For Better Long Island Executive Director Kyle Strober said: “The Carriage House is an outstanding example building smart solution address continuing crisis within our region… Governor Hochul needs be recognized applauded sustaining her housing initiative creating LIIF which allows creation such as Carriage House.”

Nord Development Group Founder Joseph Rossi remarked: “We are incredibly honored excited get this project off ground… It will help ease unfortunate housing crisis Long Island currently facing… thankful Governor Hochul Empire State Development many other elected officials governing bodies helped make vision reality.”

The development forms part of $26 million awarded from LIIF by Governor Hochul supporting major infrastructure projects across Nassau & Suffolk counties.

Governor Hochul’s broader agenda focuses on expanding New York’s overall supply through tax incentives capital funding renter/homeowner protections voucher programs over $1.5 billion allocated FY26 budget plus long-term plans aiming preserve/create over 100000 affordable homes statewide.
